OUT WITH THE OLD, IN WITH THE NEW
As much as we don’t want to admit it, time rapidly moves on, unless you’re a kid, in which case, time creeps. Looking back at 2004 just makes it clear why our family chose to live in the Pinery – there is a real sense of community here – many opportunities for participating in community events and for serving as a volunteer. Plus, you don’t have to go to Yellowstone to witness a “Bear Jam”. Please come to the January 12th General Meeting and get involved in your community.

Bird Sanctuary Benefits From Another Eagle
Scout Project
Many thanks to Sam Dieter, who has installed signs identifying some of our plants for his Eagle Scout project. They look fantastic, and this completes the goals we’ve set over the years for our site. There were several other components to Sam’s project, including the installation of three Ponderosa pines donated by Barb Westerdale. Thank you so much, Barb!
Also, many thanks to those of you who bought our bulbs. We have used the money to purchase buffalo grass seed, and supplies needed to plant it. Again this year the special programs kids at Northeast Elementary are helping to keep our bird baths clean and filled, and we are appreciative of their efforts as well.
Hope you all had wonderful holidays this season! Looking forward to seeing you in the spring!!

Usage of the Pinery Logo
Any usage of the Pinery logo for any purpose by either an individual or corporation must have written approval by the PHA Board prior to usage.

BFI Representative to the Pinery
Christmas Trees
If you have a Christmas tree and need to dispose of it you can put it to the
curb for pickup on your regular pickup day. Trees over five feet in length need
to be cut in half. Shorter trees can be put out as is.
Recycle
BFI recycles in the Pinery every other Thursday. If you are not recycling and
would like to start, please contact the PHA office for details. Recycle bins are
available at the PHA office.
BFI recycles the following items:
Newspapers should be kept in a separate stack or bag either inside or adjacent to a bin. Try placing the stacks of newspaper under the bin on collection day to prevent blowing. Everything else can go in the one bin.

New Years “Resolutions”
We at BFI are always working towards improving our service and ourselves, not
only at the New Year, but also throughout the year. If you have feedback
(positive or negative) please let us know. Without customers and superior
customer service to help meet their needs, a company of our size and reputation
could never retain its leadership position in the marketplace.

RV Lot Update
As those members leasing space in the RV lot are aware, the lots were broken into in October. In November, lessees were invited to participate in a meeting with Ryan Wolf, Douglas County Sheriff’s Department, George Pratchett, ADT Security Services, Inc., Tom Kelliiholokai, Lexington Security and Mike McFarlin, Allstate.
The PHA has asked both security companies to provide bids for measures to increase security at the storage lot. Lessees will be kept appraised of steps being taken in this regard.
Gate Security
In order to further ensure the security of the RV lots, please make sure gates
are closed and the padlock combinations are set to zero while you are
in the lot and when you leave. If there are problems with any of the gates,
please call one of the lot managers or the PHA office immediately. Phone numbers
are posted at the RV lots.
Also, if you see any suspicious activity at any of the RV lots, please contact
the Sheriff’s Office at 303-660-7505 or call 911.

The Pinery Architectural Control Committee
ACC Election
The 2005 ACC Election will be held on April 5, 2005. The election will be held
to fill three two-year terms which will be completed April, 2005. Members
elected will serve through April 2007. Please consider this important
opportunity to serve your community.
Information for candidates is needed no later than February 3, 2005 for publication in the March 2005 newsletter. The committee meets once each month (normally the first Tuesday); special meetings are scheduled as needed. Each board member is assigned responsibilities requiring four or more hours to complete. ACC Meetings
ACC Meetings are held on the first Tuesday of each month unless otherwise
published in this newsletter. Due to the holidays, the next meeting will be held
January 11, 2005. Please submit ANY changes to the exterior of Pinery
residences for approval by the ACC prior to initiation of the work. Submittals
are reviewed based on Covenants and Architectural Standards. Submittals received
by noon on the Friday prior to meetings appear on the printed agenda and receive
priority handling at meetings. Current Architectural Standards are available on
the Pinery website www.pinery.org or by calling 303-841-5305. For a copy of your
Covenants, contact us at 303-841-5305 or ThePineryACC@comcast.net . If leaving a
message or sending a note, be sure to give your address and phone number.
In the last newsletter, we talked about some of the vandalism that has been occurring throughout the Pinery. Since that time, we have worked with the Douglas County Sheriff’s Department to have additional patrols throughout the Pinery to check and monitor our facilities after hours. They have reported several situations where juveniles were in and around facilities of the District. Most of these were related to curfew issues, but they easily could have turned into vandalism issues, as they have in the past. We continue to ask that all members of the District be aware of people in and around the District Facilities (this also applies to Bingham Lake) after hours. Please do not hesitate to call the Douglas County Sheriff’s Office, 303-660-7505 or 911 if you observe these activities after dark or curfew hours. We all benefit from this monitoring and the avoidance of damage to District facilities.
Also, we continue to receive feedback on the newly formatted water and sewer bills. They have caused some confusion. We will continue to use the current stock of blank forms, but once these are used up, we will replace them with a clearer format. Thank you for your feedback; it helps us to improve our service to you, our customers.
With the passage of Amendment 37 (the Renewable Energy Initiative), we will all start to see higher utility bills. Our understanding of the legislation is that any increased costs for adding more renewable energy is capped at $0.50 per month for residential customers, so the rest will be passed on to “commercial” customers, of which we are one. This is in addition to an increase in commercial rates from IREA of 7% earlier this year, the increase in Natural Gas costs that also occurred this last year and the general increase in the price of gasoline. All of these will have an impact upon the costs of the District, and subsequently an increase in rates sometime in 2005 or 2006. These are items that we will be further discussing in December as part of the Annual Budget approval for 2005. As usual, you are all invited to participate in this process.

How Many Homeowners’ Associations are in the Pinery, Anyway?
How many homeowners’ associations are in the Pinery? This is a very good question and the answer can become confusing.
The Pinery ‘classic’
Consists of filings 1—8A. If you are a resident in one of these filings, your
membership dues (voluntary) are paid to the Pinery Homeowners’ Association
(PHA). You can elect to join the PHA through participation in the BFI trash
program and covenants are enforced by the PHA.
